dc.description	The lease agreement for social housing units belonging to the National Promotion and Real Estate Management Organizations is considered a special type of contract that differs from general lease agreements. The legislature has provided specific procedures and conditions for its conclusion. Numerous disputes may arise between the lessor and the lessee either upon entering into the lease agreement or during its execution, due to the non-fulfillment of contractual obligations by one of the parties. The original jurisdiction to adjudicate these disputes falls under the ordinary courts. However, in some cases, the legislature has stipulated the jurisdiction of expedited or summary proceedings to resolve these disputes, provided that certain legal conditions are met	en_US
dc.description.abstract	يعتبر عقد إيجار السكنات الاجتماعية التابعة لدواوين الترقية والتسيير العقاري عقدا من نوع خاص، يختلف عن الإيجار وفقا للقواعد العامة، حيث خصه المشرع بإجراءات وشروط خاصة لإبرامه. تنشأ بين المؤجر والمستأجر منازعات كثيرة إما بمجرد إبرام عقد الإيجار أو أثناء تنفيذه، وذلك لعدم قيام أحد الطرفين بالتزاماته التعاقدية، فيعود الاختصاص الأصيل في الفصل في هذه المنازعات الى القضاء العادي، الى ان المشرع قد نص في بعض الأحيان على ولاية القضاء الاستعجالي للفصل فيها، وذلك في حال توافر شروط محددة قانونا.	en_US
