Résumé:	نتناول في هذا البحث العلاقة القائمة بين العقار الحضري و التركيبة الحضرية لمدينة ميلة. من خلال البحث عن إنعكاسات الخصائص التقنية و التشريعية للعقار الحضري على إستخدامات الأرض في المدينة و كيفية توجيهها لنمط توطنها و طريقة توزيعها ضمن الفضاء العمراني. من خلال التطرق إلى الموضوع وفق منهج تحليلي في محاولة منا لتشريح حيثياته من خلال تتبع حجم إستهلاك كل نمط من هذه الإستخدامات للأوعية العقارية من جهة و كيفية تأثير كل من نمط ملكية الأوعية العقارية و خصائصها التقنية من مساحة و غيرها على تنظيم و توزيع مختلف هذه الوظائف ضمن المحيط العمراني من جهة أخرى. و حاولنا الوقوف على عديد الهفوات التي ساهمت في إنتاج إختلالات وظيفية للتركيبة الحضرية لمدينة ميلة، و من ثم إقتراح جملة من التوصيات أوردناها في هذا البحث عمدنا من خلالها إلى وضع مقاربة تسمح بتثمين الجانب الوظيفي و التركيبة الحضرية للمدينة.
Description:	Abstract: In this research, we discuss the relationship between the urban real estate and the urban structure of Mila City, through the quest of the repercussions of urban real estate technical and legislative characteristics upon land use in the city and the orientation manner of its settling pattern and repartition mode within the urban space. The approach to this subject is carried out in an analytical method in an attempt to dissect its aspects via the follow-up of consumption volume for every pattern of these real estate receptacles' uses on the one hand; and, on the other hand, the influence that every real estate receptacle property pattern along with its technical characteristics such as area, etc. have on these different functions' organization and distribution within the urban environment. We have tried to get aware of the numerous lapses which have contributed to Mila City's urban structure dysfunctions, and starting from there, we have suggested a set of recommendations that we have included in this research through which we have set an approach that allows the appraisal of the city's functional aspect and urban structure.
